“I happened to watch a parliamentary debate discussing how consumer prices have soared to the point where you can buy absolutely nothing with a 500 Kyat note anymore, whereas 500 Kyat used to be enough for a child’s snack money. I couldn’t watch until the end due to an interruption, so I don’t know how it concluded. But when a single egg costs 550 Kyats, things worth 500 Kyats are indeed becoming scarce.<\/p>\n\n\n\n

This issue won’t be resolved merely by debating it in parliament. Experts from all sectors need to sit down around a table and take effective action. They must make it succeed at all costs.<\/p>\n\n\n\n

Real estate and car prices are skyrocketing disproportionately. On the main road of North Dagon, a 60×80 foot plot originally acquired for around 200,000 Kyats (via official permits) is now being priced at 160,000 Lakhs (16 billion Kyats). If that plot sells, there won’t be any land plot under 100,000 Lakhs left in North Dagon. This is no longer about selling because one needs money; it has become intentional price manipulation.<\/p>\n\n\n\n

As for car prices, a ‘Gold Fish’ (Toyota Camry) from 26 years ago is being offered for over 800 Lakhs. Even cars assembled locally under SKD\/CKD systems cannot be bought for under 2,000 Lakhs. Try earning 2,000 Lakhs through honest livelihood, and you’ll see how difficult it is. If the government wants 500 to 600 Lakhs in taxes per car, car prices will never fall under 1,000 Lakhs. It\u2019s that simple.<\/p>\n\n\n\n

Those who hold assets are arbitrarily manipulating price tiers because they can. In the old days, if BSI (Bureau of Special Investigation) or CID called both buyers and sellers in for questioning, would they dare quote such prices? These arbitrary prices are being paid by those involved in online scams (Kyat Phyant), drug trafficking, or those who struck it rich in jade\/gold, as well as Chinese buyers from China.<\/p>\n\n\n\n

Consequently, inflation in Myanmar is spiraling out of control. When selling a single 40×60 plot can fetch tens of thousands of Lakhs, the value of the Myanmar Kyat becomes totally unstable and worthless. No one would even care if 50, 100, or 200 Kyat banknotes were tossed into a fire. This is why an egg costs over 500, a cup of tea is over 1,000, and a bowl of Mohinga exceeds 10,000 Kyats. Everything is interconnected.<\/p>\n\n\n\n

Tightening and loosening regulations must be done in harmony. To control foreign currency, the government restricts imports by demanding export earnings, or blocks certain imports entirely. While I won’t criticize this deeply, it is not the best approach. It makes sense to block foreign biscuits, instant noodles, or coffee because we produce them domestically, and going without them harms no one. But if you block car tires, motorcycle tires, or batteries\u2014items that require regular replacement\u2014prices will just skyrocket. Since these are necessities, they will inevitably enter via smuggling.<\/p>\n\n\n\n

I went to replace a car battery yesterday that had been dead since 2024. A 60A battery that used to cost around 200,000 Kyats now costs 485,000 Kyats. The shop owner said the price just went up and this was the cheapest brand; others cost 550,000 Kyats. If we are told to use domestic substitutes, those local products must meet standard quality, be sufficient in supply, reasonably priced, and easily accessible at all times and places. Car tires involve human lives. This is just an example.<\/p>\n\n\n\n

If transportation routes are good, commodity prices won\u2019t rise. If the country is peaceful and stable, commodity prices won\u2019t rise. If the flow of goods is secure and smooth, commodity prices won\u2019t rise. If there is no corruption, commodity prices won\u2019t rise. These have now become responsibilities the ruling government must handle.<\/p>\n\n\n\n

The root source of currency inflation in Myanmar begins with corruption, real estate manipulation, flawed management (including misaligned taxes, orders, and laws), and licensing\/permits. Because goods must pass through various middlemen (“his people and my people”) before reaching the end user, prices end up inflated. For instance, an importer of construction iron rods doesn’t get a sufficient import permit, so they have to buy it back from someone else who holds the permit but isn’t an actual trader. Thus, the permit holder (someone connected to high officials) profits without doing any actual work. The end-user buying the iron has to pay extra to cover the middleman’s cut. If I explain these issues one by one, it will never end.<\/p>\n\n\n\n

In reality, rather than just debating in parliament that nothing can be bought with 500 Kyats, they should demand a law to levy a Properties Tax<\/strong> so that the speculative real estate and car markets return to fair and reasonable price tiers. If the excess cash floating around due to real estate and car speculation is reduced, prices will drop to a certain extent. Wealthy tycoons in Myanmar no longer do productive work; they only live off bank interest and speculate on real estate and car prices.<\/p>\n\n\n\n

Everyone in the country knows commodity prices are high. The parliament\u2019s job is to pass necessary laws, so they should debate and proceed to legislate. Ensuring peace, stability, and improving citizens’ livelihoods is the government’s duty. The parliament’s duty is to enact the laws required for government operations to run smoothly and for citizens’ lives to be comfortable. Parliament creates the legal framework, and the government must execute it.<\/p>\n\n\n\n

Because people speculated on land in Mandalay, locals have been pushed to the outskirts. If this continues in Yangon, people will end up pushed out to the edges of the Yangon-Mandalay Expressway. I dread having to survive on nothing but fried fish paste in my old age.<\/p>\n\n\n\n
